Position Summary

Greystone is seeking a Head of Bridge Loan Asset Management to lead asset management of its multifamily and healthcare bridge loan portfolio and advance its internal asset management platform. This executive is accountable for portfolio performance, credit quality, risk management, collateral value preservation, and loan resolution. The position requires an analytical, commercially oriented leader capable of evaluating financial and operating performance, making timely credit decisions, leading a multidisciplinary team, and overseeing proactive portfolio surveillance, disciplined execution of asset‑level strategies, and successful loan exits. The emphasis is on credit‑focused asset management rather than traditional loan servicing.

Primary Duties and Responsibilities

  1. Executive Leadership and Organizational Management: Lead and develop the asset management team; establish clear accountability, resource priorities, objectives, and performance indicators. Establish and maintain consistent policies, operating standards and internal controls, and clearly define decision‑making responsibilities and authority. Partner with Originations, Credit/Underwriting, Legal, Finance, Capital Markets, Servicing, Closing, Technology, and senior management.
  2. Portfolio Credit Risk Management and Surveillance: Direct portfolio surveillance, risk ratings, segmentation, watchlists, escalation protocols, and asset‑level mitigation plans. Monitor performance against underwriting, business plans, budgets, and market benchmarks, including NOI, NCF, occupancy, rents, expenses, DSCR, debt yield, LTV, liquidity, covenants, and refinancing capacity. Develop early‑warning indicators, stress tests, and sensitivity analyses; present emerging risks and mitigation recommendations to senior management and investment committees.
  3. Financial Analysis, Valuation, and Decision Support: Set analytical standards and oversee business plans, operating forecasts, cash‑flow projections, and collateral valuations using capitalization, discounted cash flow, and market comparables. Compare alternative business plans, capital investments, modifications, and exit strategies; assess agency, FHA/HUD, bank, and other permanent refinancing feasibility. Provide clear recommendations on credit risk, capital allocation, extensions, modifications, and resolution strategies.
  4. Multifamily and Healthcare Asset Performance: Oversee asset business plans, capital improvements, construction draws, budgets, inspections, and stabilization milestones to improve cash flow and collateral value. Monitor multifamily occupancy, collections, concessions, bad debt, expenses, capital expenditures, and leasing velocity. Assess skilled nursing, assisted living, independent living, and memory care performance, including census, payer mix, reimbursement, staffing costs, margins, compliance, operator strength, and contractual obligations; recommend management or operating changes.
  5. Loan Workouts, Restructuring, and Special Assets: Lead distressed‑loan workouts; compare extensions, modifications, recapitalizations, discounted payoffs, note sales, foreclosure, deed‑in‑lieu, and collateral dispositions. Assess recovery, timing, capital needs, legal costs, execution risk, and borrower/guarantor capacity, liquidity, net worth, and recourse; negotiate credit enhancements and principal paydowns. Coordinate counsel on enforcement, litigation, bankruptcy, receiverships, and foreclosure; establish milestones and maximize risk‑adjusted recoveries.
  6. REO Management and Value Creation: Direct REO stabilization, property management, capital investment, and disposition strategies with managers, brokers, appraisers, counsel, and other advisors. Approve and monitor business plans, cash flows, capital needs, valuations, and exit timelines; evaluate holding, improving, refinancing, or selling assets.
  7. Loan Administration, Compliance, and Credit Execution: Oversee loan agreement compliance, reporting, covenants, reserves, insurance, taxes, inspections, and timely resolution of covenant, performance, and monetary defaults. Direct approvals for draws, capital expenditures, modifications, transfers, assumptions, and consents; maintain credit escalation procedures, documentation, and audit trails.
  8. Technology, AI, and Data‑Driven Asset Management: Own the business strategy and requirements for platform modernization and oversee implementation, partnering with Technology and Data teams responsible for technical development. Advance data integration, financial spreading, covenant testing, risk monitoring, workflow automation, and dashboards covering performance, credit migration, watchlists, maturities, and refinancing risk. Lead the adoption and implementation of AI‑enabled financial analysis, document review, portfolio surveillance, early‑warning identification, and reporting, with appropriate data governance, quality controls, validation, and human oversight.
  9. Executive Reporting and Stakeholder Management: Deliver concise portfolio, watchlist, credit, and strategic reporting to senior management, investment committees, fund investors, CLO stakeholders, warehouse lenders, and financing counterparties. Serve as a senior contact for borrowers, sponsors, operators, and counterparties; partner with Originations and Capital Markets to support repayment and transition to permanent financing.

Experience, Skills, and Qualifications

Qualifications: Minimum 15 years of progressively responsible commercial real estate finance experience, with significant leadership in credit‑focused asset/portfolio management, credit risk, or special assets and substantive credit and workout responsibility. Experience managing substantial transitional loan portfolios, preferably exceeding $1,000,000,000 in principal balance. Extensive multifamily bridge lending, floating‑rate debt, stabilization, and bridge‑to‑agency experience. Strong credit analysis, valuation, underwriting, modeling, debt structuring, negotiation, and executive communication skills; ability to make timely, commercially sound recommendations. Demonstrated workouts, restructurings, modifications, and enforcement experience; proven team leadership and operational process development; experience with executives, committees, investors, and financing counterparties.

Preferred Qualifications: Healthcare finance experience across skilled nursing, assisted living, independent living, and memory care; knowledge of reimbursement, operator credit, and PropCo/OpCo structures. FannieMae, FreddieMac, and FHA/HUD financing experience; REO, receivership, foreclosure, and property‑level value creation experience. Success implementing surveillance systems, dashboards, automation, and data‑driven credit processes; familiarity with AI‑enabled analysis, document processing, and reporting.

Education: Bachelor’s degree in Finance, Accounting, Real Estate, Economics, or a related discipline; advanced degree preferred.

Leadership Attributes: Strategic and commercial judgment; analytical rigor; disciplined execution and accountability; collaborative team leadership; and a commitment to technology‑enabled innovation and continuous improvement.
